I’ve been a landlord for a long time & really don’t like it at all. I fully intended to be done with it but i recently kind of sort of inherited a couple of rental units from my dad who just can’t really take care of them anymore. If you have enough to justify a property management company then it might not be too bad. If you have 2 or 3 like me & have to handle everything yourself it can be (& often is) a huge PINA. If you can get good long term tenants then it can be a good deal. Unfortunately there’s no way to know until they’re already in & from my experience trash & scumbags far outnumber good, clean decent people looking for a good, clean, decent place to live.

9th day of ownership, range door handle falls off and supposedly 1 burner does not always turn off. I was waiting for something to happen. Good news, survived the local rain/flooding!

Luckily the home had a bombass wood stove, so we survived the winter burning wood alone. Love me a wood stove now, it kept my house almost 74'F all winter. Took some unexpected labor to feed it. Fixing the main heating, replacing and re-installing the Gas Boiler was a cool $14k after all was said and done.
It's an amazing system if you want an efficient way to heat your home... just make sure you hire the best, and that they have a gas boiler guy. Anyone says they can install one of these... but you really want the guy that knows gas boilers to do it.

Exactly. On my duplex, the very first night a tenant was occupying the upstairs they turned on the shower and the valve failed pouring water down the inside of the wall and pouring into the downstairs bathroom through the ceiling. Was a frantic couple weeks of tearing out the bathroom and remediating all the damage.

No luck on Craigslist, there is a used appliance store. Do you recommend new since it will last longer or used, due to the cost savings? I have received a rent check for one side.

I recommend basic as possible and quality. The less bells and whistles the longer it will last. I have a local appliance store I work with that has some very knowledgeable salesman. I go in tell them what I’m looking For.
(Basic, quality, and serviceable)
Example: They recommended SpeedQueen Washer and dryers and they have been rock solid reliable for many many years. I payed a lil more but its all mechanical dials and simple setting. If I went to Lowes or home depot I would never know a simple American made quality product existed. Look outside the big box stores invest in quality and pay for the warrantee especially with rentals.
