I'd assume that is the starting point price for the business itself (and all equipment, and inventory, paint, field features, etc), but not the commerical unit itself ?
Would the buyer of the business assume their lease with the Commerical building owner, or negotiate a new lease?

Hero Outdoors should be avoided. That store is known for listing items on their website online store, that they don't actually have in stock.
So once you try buy something, they will contact you and say they "cannot source it from their supplier" and then offer you store credit.
With store credit, your only option is to buy something they do have in stock, and typically something you probably don't want.
I have first hand experience with this scam
